Market Snapshot - A More "Normal" Market...

 Our good friend Forrest Barbee puts together the following data.

The top chart shows Closed Transactions by type (Traditional, REO or Short Sales),

we are getting back to a "Normal Market" with less than 15% bank involved sales.

 SFR (Single Family Residence) Sales Prices have recovered nicely, 

but still are well below the Bubble prices.

And Closings by Sold Terms, meaning how Buyer purchased, 

the Cash Buyers (investors) that dominated our market a few years ago are being out bid 

by Buyers getting financing (mostly owner occupants) these days.

Nevada #3 Fastest Growing State

 According to the US Census, 

Nevada is #3 in Population Growth from 2013 to 2014.

Most likely due to Our Thriving Tourism and a Growing Job Market.

This is what is going to continue to Push 

the Las Vegas Housing Market.

Housing - Make it legal and they will come...

 After several years of dealing with a negative housing market,

it is nice to be able to show some positive data.

The top graph has Las Vegas as the 2nd best city in the Nation 

in rising home values over the past 3 years.

The lower graph has Nevada at 11% equity growth in one year.

I find it interesting that Colorado, Washington and Oregon are all in the top 5.

3 states that have legalized marijuana.

The Key to a Strong 2016... JOBS! - so who's been hiring?

 Taking a quick look at Home Values for Las Vegas and Henderson,

We see a leveling off and / or a prices dropping going into the end of the year.  

 The key to a continued growth in the Las Vegas Real Estate Market is Jobs.

According to The city of Las Vegas,

The largest growing sector of Jobs is Construction.

Second is Leisure and Hospitality.
