Starting the New Year with some Good News...

 they refer to the Federal Reserve Officials recently released 
Forecast of Rates for the coming years.
 
Since the end of October, Mortgage Interest Rates have dropped from 
near 8% down to around 6.5%

There projections have rates around 4.6% at the end of 2024,
around 3.6% at the end of 2025
and under 3% sometime in 2026.

As Mortgage Interest Rates go down, Home Prices are expected to Rise.

The strategy many Industry Experts are Advising is to
Buy your Dream Home now at Today's lower Prices.
When Rates drop, Refinance into a lower Monthly payment. 
 
 If you know someone who has been on the sidelines waiting to make a move.
Our advice would be to Speak with a Realtor and Lender.
Work on any credit issues and get yourself ready to 
make the move when rates do come down.

Las Vegas Projects Strengthen Our Economy - Part 2023

Projects in Las Vegas 2023
It's always fun to research these projects. So here we go...

Formula One Grand Prix
F1 will be in Las Vegas from November 16-18, 2023
with the Race scheduled for Saturday at 10:00pm 
Hopefully after the Race, traffic around the Strip eases up. 
 
 
Yes 10 pm local time... So the Euro Fans can watch it a time convenient for them.


 
 Las Vegas Athletics
Nevada Lawmakers have approved $380 million in Public Financing
to Build a New Stadium for the A's
 

The current proposed sight is the land under the Tropicana Casino

 
Their is some controversy about spending public funds.
These are the estimated economic impact for Las Vegas

 
The Stadium is being designed to be used for several other events.


 
There was a lot of concerned when we funded Alegiant Stadium.
Many speculated that the Return on Investment wasn't going to be what was projected.
Recent numbers show the Economic Impact has been much better than expected.

 
 Fountainbleau
 On December 13th, 2023, 16 years after ground first broke back in 2007, 
Multiple Investors, Bankruptcies, a name change, Fires, and much more...
The Fountainbleau will finally be Open.
$3.7 Billion,  63 Floors, 3,644 Rooms 



Bleutech Park
A $7.5 Billion proposed project on 210 Acres at Las Vegas Blvd and Cactus 
Plans call for the construction of mixed-use, mini city. 
The development will include luxury residential, workforce housing, offices, 
retail, an entertainment venue, and hotels.
 
 
All Net Arena and Resort
The $4 Billion project is still in the planning stages after 10 years.
Jackie Robinson, is trying to lure an NBA to Las Vegas with this 863,000 square-foot, 
23,000-seat arena that will feature four levels, a retractable roof, and a nightclub. 
The facility will host basketball, hockey, boxing, rodeo events and concerts 
and will have 75 luxury boxes with a separate VIP entrance.

 
Durango Station
Opening on November 20th, this $750 million Resort will include over 
200 hotel rooms, 15 restaurants, a casino, sportsbook, and free parking.
 
Red Rock Resorts Inc recent closed and demolished Texas Station and 2 Fiesta Casino locations.
 
 
Harmon and Las Vegas Blvd Casino Resort
Houston billionaire Tilman Fertitta is in the process of acquiring the 6 acre property on the Strip 
and plans to develop an upscale hotel. The $290 Million project began work in March 2023 
and is expected to be complete by March 2025.


M Resort
M Resort operator Penn Entertainment filed plans for a new tower
at its Henderson casino, and a $200 million expansion project. 
 Plans include 384 rooms, 92,000 sf of event space, including the 25,000 sf M Pavilion
with LUX special event venues, and a 17,400 sf ballroom.
 

Ariva Luxury Residence
A $120 million luxury Apartments complex at Las Vegas Blvd and Cactus.
This gated community includes four pools, a spa, clubhouse, yoga studio, LED swings, 
an elevated community Skydeck, basketball and volleyball courts, multiple dog parks, 
and electric vehicle accessibility.


Brightline High Speed Rail
Still in planning stages, and trying to figure out the funding.
Brightline is hoping to break ground on its high-speed electric train 
connecting Los Angeles to Las Vegas soon...
The cost is expected to be around $5 billion
The trains are to be self-propelled, all electric multiple unit trains 
with maximum speed of 150 mph (240 km/h),
 making a 186 mile trip from Victorville to Las Vegas in about 1 hour 24 minutes.
